How we help

Whether you're buying, selling, or just curious.

Pick the starting point that fits where you are. Every path ends with a team that listens and a plan you actually understand.

Selling your home

We don't just put a sign in the yard. We use striking visuals, targeted staging, and an out-of-state marketing engine to get eyes on your property. Recently in Clearwater, this approach brought in 21 showings and 5 offers in just 5 days.

Buying in Tampa Bay

We know the neighborhoods street by street — Bayshore to Westchase to St. Pete. We'll help you win in competitive scenarios without overpaying.

First-time & VA buyers

Programs to help with closing costs, VA loan fluency, and a patient hand through the paperwork. We treat first-time buyers like they're our family.

Investor partnerships

Florida investors who buy 25+ properties a year trust us for flips, rentals, and relocations. We understand construction, rehab, and the numbers.

In our clients' words

Why 85% of our business comes from referrals.

“Angie helped my husband and I buy our first home! She was there through the whole process and is even still there almost two years later. She is very knowledgeable and passionate about what she does! I will always go to her for my realtor needs and I will always recommend her!”
“Angie presented my home in a different light. She brought in a photographer, videographer and a drone, and put together Hollywood-level photos and video walk-throughs of my home and waterfront community. In a 5-day period we had 21 showings, 5 offers and 2 contracts — the majority from out-of-state buyers. My home sold for the highest price point to date in our community. Angie truly knows the Tampa Bay real estate market.”
“Angie was amazing and extremely comfortable to work with. She was very responsive and willing to work via email and text as we were trying to buy our new home from several hours away. I highly recommend Angie — she will be the person I use for any and all future real estate transactions in this area.”

Common questions

Common questions, answered.

How do I find out what my home is worth in Tampa Bay?
Send a quick request through the home valuation form on this site (or text Angie). I'll pull recent sales on your street and in your neighborhood and reply with a real, honest number within one business day. It's free, and there's no obligation to list.
What does it cost to sell a home in Florida?
Sellers typically pay the agent commissions for both sides (usually 5–6% of the sale price, split between the listing agent and the buyer's agent), plus title and closing costs (around 1–2% of the price). Property taxes are pro-rated. I'll walk you through a net-sheet showing exactly what you'll walk away with before you list.
How long does it take to close on a home in Tampa Bay?
Cash deals can close in 14–21 days. Financed deals typically run 30–45 days from accepted contract to closing day. The timeline is set by lender review, the appraisal, and any HOA document review periods — your contract pins the exact dates.
Do I really need a home inspection contingency?
Yes — almost always. The inspection contingency lets you back out (or renegotiate) if the inspection turns up something you weren't expecting: roof problems, electrical issues, hidden water damage. Waiving it can make your offer more competitive, but only do that with eyes wide open. I'll give you a straight answer about whether it's worth waiving in your specific situation.
What is escrow, and why does it matter?
Escrow is a neutral third party (usually the title company) that holds your earnest money deposit and the closing funds until both sides have done what the contract requires. It protects everyone — you don't hand cash to the seller until the title is clean and the loan funds, and the seller doesn't hand over keys until the money is wired.
What programs are available for first-time and VA buyers?
Florida has several first-time buyer programs that help with down payments and closing costs (Florida Housing, FHA, USDA Rural for some areas). For veterans, VA loans require zero down with no private mortgage insurance. I work with both regularly and can match you with a lender fluent in whichever program fits.
Do you work with investors and out-of-state buyers?
Yes. Investors who buy 25+ homes a year work with me exclusively for flips, rentals, and 1031 exchanges. Out-of-state buyers get FaceTime walk-throughs, video tours, and a dedicated point of contact for inspections and contractors.
What neighborhoods do you cover?
All of Tampa Bay — North St. Petersburg (where I live), Downtown St. Pete, South Tampa (Bayshore, Hyde Park, Davis Islands), Seminole Heights, Carrollwood, Westchase, Clearwater and the Gulf beaches, and the growing Riverview/Apollo Beach corridor.
